Furnish a home room by room — candidate products per item, a chosen winner, and the cost roll-up.
What it is — furnishing a home room by room, at /app/homes/…/furnishing: the furniture, decor, soft goods, and appliances still to buy, each with competing product candidates and a budget.
It works like material selections, but for things you buy for the home rather than build into it.
Items and candidates
A furnishing item lives in a room — “queen bed”, “bedside lamps ×2” — with a category, quantity, and optional target budget. Each item collects candidates: specific products with retailer, price, and image.
- Add candidates by hand, or paste a product URL — RenovAI fetches the page and extracts the name, retailer, price, currency, and image for you.
- Choose a winner: the item is decided and the losing candidates are archived (kept, not deleted).
- Reopen a decided item and every candidate is back in contention.
The roll-up
The home roll-up shows each room’s chosen spend (price × quantity) against its target budget, plus the whole-home total — what furnishing this place will actually cost, updated as you decide.
From purchase to tax deduction
Furniture bought for a rental isn’t a year-one expense — it depreciates. Capitalize a chosen furnishing and it becomes a Class 8 capital addition against the home, feeding the CCA schedule and the rent floors in Finances.
Ask your assistant
Furnishings are fully drivable over MCP — candidate hunting is exactly the kind of legwork an assistant is good at:
- “Create furnishing items for the primary bedroom: queen bed frame, mattress, two bedside tables, a dresser. Budget $3,500 total.”
- “Add this IKEA link as a candidate for the bed frame: <url>.”
- “Compare the candidates on the sofa — which is cheapest per seat? Choose the EQ3 one.”
- “What’s the furnishing roll-up for the Harebell unit, and capitalize everything we’ve chosen.”
